The Maintenance Technician works under the supervision of the Facilities Director and assists with the safety, maintenance and equipment needs of the owned and leased facilities and properties within the Danville and Williamsport regions.

ESSENTIAL FUNCTIONS

The essential functions of this position consist of the ability to write, perform basic math functions, read, and comprehend what is read with or without reasonable accommodations.  In fulfilling this job, one must possess enough physical mobility to lift at least 50-75 pounds and possess a high degree of manual dexterity.  The person must have a valid driver's license and the ability to drive an agency vehicle.  The primary duties and responsibilities include, but are not limited to, the following:

I.                   Responsibilities

A.                The Maintenance Technician ensures that Hope Enterprises buildings and grounds are maintained in accordance with the relevant regulations, agency standards, and fiscal consideration.

B.                 Conduct ongoing monthly maintenance inspections of each Residential Services facility for preventative maintenance. 

C.                 Evaluate long term needs in relation to major projects and proper­ty improvements and advise supervisor regularly.

D.                Coordinate, arrange, and perform the completion of corrective and preventative maintenance in accordance with agency operating procedures, practices, and financial consider­ations.  To ensure completion the Maintenance Technician will perform the following:

1.                  Basic plumbing skills to include repair or replacement of faucets, pipes, toilets, garbage disposals, dishwashers, water dispensing refrigerators and washing machines.

2.                  Basic electric skill to include replacement or installation of power switches, fuses, wall sockets, ceiling lights, and ceiling fans.

3.                  Dry wall repair to include filling in holes caused by nails, minor dings from normal wear and tear, and major repairs caused by damage.

4.                  General household repairs to include replacing broken windows, repairing doors and locks, installing mini blinds, repairing screens, repairing/replacing molding, hanging pictures/shelves,

5.                  Painting to include minor touch-ups following damage repair and new coats of paint applied to walls, ceilings, floor and baseboards as deemed necessary for general upkeep.

6.                  Appliance repair and maintenance to include the repair, replacement or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washer and dryers, hot water tanks and air conditioners.

7.                  Grounds keeping including replacing light bulb on exterior of buildings, pathways and parking areas.  Ensure all properties are maintained by the contracted services.

8.                  Cleaning/ housekeeping: includes cleaning light fixtures inside and outside the property.  Changing/cleaning air conditioner and furnace filters.

9.                  Snow removal: includes shoveling, blowing or plowing snow away from covered walkways and driveways and laying down ice melt atop icy surfaces to prevent slipping.

E.                 Perform professional, prompt and courteous correspondence with residential staff and contracted services when scheduling and providing maintenance services.

F.                  Organize scheduling and tracking system to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency.

G.                Secure major equipment bids and make recommendations for purchase when replacement or new equipment is required.

            H.        Maintenance Technician is responsible to ensure that high standards of safety are developed, met, and maintained at facilities.

1.                  Completes fire safety inspections with local fire departments, follows-up on any deficiencies or recommendations.

2.                  Ensure inspections with local Codes Departments and follow-up on any deficiencies or recommendations.

3.                  Assist with annual fire extinguisher service and inspections conducted by Certified Professional within each residential residence.

II.        Other Duties

            A.        Provide staff training in a variety of safety/maintenance topics such as completion ofroutine maintenance specific to the facility, equipment operation as required.

B.        Attend and participate in training opportunities as required.

C.              Participate in the development of policies and procedures as required.

D.              Serve as member of other relevant agency committees as assigned.

E.               Perform other duties as may be required or assigned.

HOURS:                                            40 hours per week, non-exempt      

IMMEDIATE SUPERVISOR:       Facilities Director

POSITIONS SUPERVISED:          None. Occasionally supervises contracted labor, paid or volunteer workers or crews utilized to complete work.

QUALIFICATIONS:                        High school diploma with demonstrated skills and aptitude in the area of home maintenance, home appliance.
